how do you get this board into bootcode mode?

I have tried all the short points
made up a few short points of my own
tried board off
tried board on

It always says failed.

whats the trick..

At the dialogue window it shows the boot code pin. You need tweesers to short this pin against one of the screws (for ground). Also, if baud rate is too high then it may fail.
